McBride Property Management ("McBride PM," "we," "us," "our") respects your privacy. This Privacy Policy explains what information we collect through mcbride-pm.com and our property management services, how we use it, and the choices you have.
Information we collect
- Contact information you provide through forms on this site, by email, or by phone — including your name, email, phone number, mailing address, and the address of any property you want us to manage or rent.
- Rental application information if you apply for one of our listed rentals, including identity verification, employment, income, rental history, and consent to a background and credit check. This information is collected and processed through our property management platform (AppFolio) under their privacy practices.
- Owner and tenant account information within the AppFolio owner and resident portals — banking details for ACH, lease documents, maintenance requests, and ledger history.
- Site usage information automatically collected by our hosting provider (Netlify) and any analytics scripts we run, including IP address, browser type, pages visited, and referring URL. We do not currently set advertising cookies.
How we use information
- To respond to inquiries, schedule consultations, and provide a rental analysis.
- To screen prospective tenants and administer leases and maintenance.
- To send required communications (rent reminders, maintenance updates, lease renewals, year-end 1099s).
- To improve our website and services.
- To comply with Georgia and South Carolina law and applicable real estate regulations.
How we share information
We do not sell your information. We share it only with:
- Service providers we use to run the business — including AppFolio (property management platform), our tenant screening provider, payment processors, maintenance vendors, our broker of record, and our hosting and email providers.
- Property owners — if you are a tenant or applicant, the property owner is entitled to information necessary to administer the lease.
- Government authorities or other parties when required by law, subpoena, or to protect rights, safety, or property.
Data retention
We retain owner and lease records for as long as required by Georgia and South Carolina law and our broker recordkeeping obligations (generally several years after a lease ends). Inquiry data is retained only as long as needed to respond to your request.
Your choices
- You can request a copy or correction of the personal information we hold about you by emailing amber@c21magnolia.com.
- You can opt out of marketing emails by replying "unsubscribe."
- Most browsers let you block cookies; doing so may affect site functionality.
Children
Our site and services are not directed to children under 13. We do not knowingly collect personal information from children.
Changes to this policy
We may update this Privacy Policy from time to time. The "Last updated" date above reflects the most recent change.
