When an application is declined: The applicant receives a written adverse action notice within three business days. This notice is required by the Fair Credit Reporting Act (15 U.S.C. § 1681m) and must identify the consumer reporting agency used, state that the decision was based in whole or in part on information from the consumer report, and inform the applicant of their right to obtain a free copy of the report and to dispute its accuracy.

The property owner is not named as the decision-maker in the adverse action notice. This is deliberate. Fair Housing enforcement cases sometimes trace directly to adverse action notices that identify an individual landlord as having made a screening decision.
